Q Do all estate
agents speak English?
A
No. If you want to live in a truly Spanish part of the country
then do not expect many people to speak English. All documents
will be in Spanish and chances are, that when you go to the
Notarios office to complete the transaction, no one will speak
English. – but we can help you with this. We will endeavour
to make sure that things go smoothly and that you understand
everything before you finally commit yourselves. Also
if you use a local lawyer they will attend the signing with
an interpreter for you.
Q Do I need a bank
account in Spain?
A
Yes. You will need a current account for foreigners. This
is a very simple operation and we will help you to open one
in a local branch.
Q How much are the
fees for buying property in Spain?
A
You will need to allow about 10 - 12% of the price
to cover fees and taxes.
Q
Do I need lawyer/solicitor?
A
Not necessarily. However it is a good safeguard to use
a solicitor as he will be working entirely for you and will
make sure all is in order before you proceed. There
is a solicitor in LLiria who specialises in conveyancing and
also speaks English. You are free to decide whether
or not to use this solicitor or to choose another.
Q I have heard horror
stories about being stuck with debts from the previous owner
how can I be sure it won’t happen to me?
A
If someone in Spain does not pay a debt, it is possible to
have a charge put on the property and it will then be written
in to the escritura (deed). If these are not settled before
the final payment, then the debts will go with the house and
therefore you could inherit them. The title deed or escritura
should be checked by the Inmobiliaria or lawyer to ensure
it is free of any debts (libre de cargas) before you agree
to buy the property.
Q What happens if
I find a property I want?
A
Once the price has been agreed the details of the property
will be passed to your solicitor to check that all is in order.
You will then need to pay a deposit of 3000 euros and to sign
a contract giving a date of completion.
Q Do I need an identity
card/number
A
Yes everyone in Spain needs an identity card/number and you
will need to get an identity number for extranjeros (foreigners).
This is known as an NIE.
